What to Expect From Your Home Inspection

A home inspection is a detailed evaluation of a property’s structure, systems, and components. I inspect the home inside and out, from the foundation to the roof, using current tools, technology, and industry standards.

I encourage clients to attend the inspection whenever possible. This allows me to walk you through my process, explain findings as they arise, point out important maintenance items, and answer any questions you may have during the inspection.

A Thorough, Standards-Based Inspection

As a state-licensed Certified Professional Inspector® and a member of the International Association of Certified Home Inspectors (InterNACHI®), I follow a comprehensive Residential Standards of Practice.

When visible and accessible, my standard home inspection includes evaluation of the following areas:

Structural and Exterior

  • Roof

  • Structural components

  • Exterior cladding, including EIFS

  • Porch and deck

  • Driveway

  • Foundation

Interior and Insulation

  • Attic, ventilation, and insulation

  • Basement and crawlspace

  • Ceilings, floors, walls, windows and glazing, and doors

Systems

  • Electrical system

  • Plumbing system

  • HVAC system

  • Attached garage

Clear Reporting and Follow-Up

Following the inspection, I compile my findings into an easy-to-read digital report that includes detailed explanations and high-resolution photographs of any issues identified.

You will receive a preliminary summary onsite, followed by a complete report within 24 hours. My job does not end when the report is delivered. I am always available to review the findings with you and ensure everything is clearly understood.

Radon Testing

Although radon is a naturally occurring gas in our environment, it is also the second leading cause of lung cancer in the U.S. according to the U.S. Surgeon General. Nearly 1 out of every 15 homes is estimated to have elevated radon levels. The Surgeon General and the U.S. Environmental Protection Agency recommends testing all homes.  

Mold Inspection

Unchecked mold indoors can damage the structure of a home, cause wood rot, and ruin drywall. Most importantly, mold can cause negative health effects. A professional mold test begins with a thorough inspection of the property. As you inspector, I will investigate any signs of past or present water intrusion, which can promote mold growth, and I will take samples of any suspected mold for laboratory analysis.
